Hello BP, I'm new to real estate investing and was hoping to get some clarification on the BRRRR method, specifically the Refinance part.

Only the gain greater than the recapture income is reported on the installment method.

Brandon Turner hasn't named this strategy that I'm aware of yet, probably because if it were your primary method of acquiring new properties you'd be dead before your portfolio was large enough to produce meaningful income...but it worked for us.

We are looking to buy in the Venice, Florida area.How have your vacation rentals been doing since restrictions are being lifted and what are your favorite platforms for listing your property?

Some of my other favorite area - Rich Dad Poor Dad, Cash Flow Quadrant, and Richest Man in Babylon. 

I was wanting to use the house hacking method on my first investment. 

I’m now selling a couple rentals I bought using direct mail and did the BRRRR method to put that cash elsewhere.Never stop learning. 

The two methods being utilized are Income Capitalization and Sales Comps.

Can anyone describe a case where this method would work?

If you don’t like this method, then spend all of your effort on your postcard getting them to visit your website and convert them there.
