Any MH park is hard to finance, nice ones are much easier with low vacancies.I would not look at any with it's own water system and/or sewer treatment as the regulations just keep comming and they are very expensive to maintain even worse to replace.Good luck on your quest, but I really dislike cans on wheels.

Do you put fake grass down, do you do nothing and put in the MLS that seller will give credit for the yard, do you prep it for grass and put the mulch down and then put the sod down after closing?

Pay stubs can be faked and have seen firms on craigslist offering "the best fake paystubs on the internet".The park manager is your make or break issue.  2nd is how fast you can sell for any price, any price.You might read back threads re how much one should pay for a MH in a park, max fix up and the research one must do before buying.

Most companies stake out a place for 20-30 days.Otherwise, you may want to install motion sensors, automatic timers, an alarm system, or cameras (live or fake, but either way a deterrent).
