I don't think anyone is disagreeing with you, only going a step further than what you are suggesting. 

I know it might be "annoying" to show the house, but unless it's on the lease, it's not something you should pay for.I disagree about vacant/non vacant generalizations.

Example:Bought: Jan 1st.Work done in January-February: $20,000, itemized as 10 separate items, under $2,500 each.Placed in service: March 1st.My opinion is that on March 1 you're allowed to deduct the entire $20,000Warning: some of my colleagues disagree.

As far as not having it built into the rent- I disagree.

I disagree with @Dennis M. about smoke and carbon monoxide detectors.

Because of this, the inspector was able to walk around and examine damaged peers, identify problems with the plumbing and point out more areas where we needed to pour cement footings than we had in mind...it's gotten a bit expensive.  

I examined the damage and sent her a letter stating that this was technically not my responsibility because the she had misused the shelves by placing too much weight on them, but I would do it on my dime this time as a one-time customer service gesture.
