If you want to flip, it kind of goes like this, after you fix it up, you Sell for $90,000 - minus 6% real estate agent's fee or $5,400 equals $84,000 - Closing $1,000 = $83,000 - minus purchase price $55,000 = $28,600 - minus rehab $10,000 = $18,600 minus 6 months carrying costs (mortgage payments, water, electricity, sewer, insurance) $6,000 = $12,600 minus 3 hours travel round trip every day for 4 weeks to 8 weeks = whatever.

With a full rehab plumbing electrical appliances etc the house next to mine sold for 120.

I get so many of them, I spend no money energy or effort in figuring out what works and what doesn.

It would be a lot more if the house needed the drywall/electric/plumbing gutted out, or a new roof, like a lot of fixers do, but I wouldn't go that far unless it was desperately needed or selling for flip.For me, a red flag will always be neighborhood, and after that, the only renovation item I've shied away from so far was foundation/structural on an apartment complex I had under contract. 

I’m aware that I need to set up water and electric so I was hoping to buy a place with a structure already on it (broken down but with utilities ect set up) I know its possible because i’ve stayed in Air bnbs that are basically just a lot of land with 4-5 small cabin like houses on it.

It's going to need a major rehab (I'm assuming electrical work, heating system, remodel interior, etc).
