The parents saw nothing wrong with the trash and noise at all hours.

We will just play that part by ear now.

BUTThat’s all music to my ears because if there is only 5 investors after a property I want it’s better then 500 investors after the property I want.

You dont need a license for that and can just start (unless there's an HOA that permits this form of renting out) you wont get insane fines, you are unlickely to get shut down unless there are major complaints for noise or similar.

I will keep my eyes and ears open.  

For me the assessor's numbers are noise.

Tell tenant garage door is to be kept closed unless coming or going, and you have gotten complaint about noise / radio.

This does an effective job of eliminating noise transfer.

What I'm finding about the backlog problem is that most contractors are up to their ears in remodels and dying to get their hands on a ground-up new construction project.

For those of us who are still green and wet behind the ears - or perhaps completely squishy - having these meetings may do more than sitting in on a meeting where no new information is shared for those starting out.
