If the tenant has some skin in the game they’ll take better care of the property in theory.

I have extremely thick skin and I can handle the worst of them, my concern is if they can pay the rent.

It is amazing when they have skin in the game thing get a whole lot better, and they stopped asking ridiculous questions.

Personally I'm very conservative and so I only invest in sponsors with multiple real estate cycles of experience, high skin in the game and little to no money lost.

From what I have gathered, I agree that a duplex seems to be the optimal choice for my initial investment, considering all the various dynamics involved.

While my fascination lies predominantly in the investment aspect, I've found myself constrained by the lack of initial capital required to embark on the investment side of this dynamic industry.

There is a reason it's high risk/high reward--  it's a shark tank, and you need leather skin to handle it, because sometimes it's really, really dark.  

I’m convinced real estate dynamics in Spain will eventually catch up and be modernized (after reforming the political and banking systems, in that order).
