What are some tips and tricks or advice you would give to better manage a quadplex that might differ from a SFH?

Where can I find a reliable general contractor?

I have a 2.625% interest rate and the home is in a desirable, established neighborhood in the city and just a few minute walk to the University of Pacific. 

We won't be renting this unit out and it will likely be a condotel since we're looking for something that includes a parking garage.  

Purchase price: $665,000 Cash invested: $200 Sale price: $665,000 Its a Duplex 2bd1ba each unit, nice backyard and long driveway, situated in the Pattern neighborhood 5 minutes drive from Dimond/Laurel village.

I have attempted a couple of times but it never worked out. 

Hey BP fam, I have a property that desperately needs a way out,The property has been on the market for a little bit, sellers just recently bought the property so they don’t have much equity. immediately I thought, subject too until I saw they had a 7.5% interest rate.

Seems like there are alot of alternatives but property data from these sites appears to be a money grap. 

So does that mean I can (only) be a bird dog and collect a commission on the purchase price from investors who (don't) hold a license?

Is it just a matter of reaching out to GCs and asking for a list of generalized estimates for common rehab work?
