If you solve the problem another way, they don't make money, therefore no reason for them to advocate other solutions.

They have strengths and expertise that you do not and they are there to support you.  3) For the cost of a home inspection, you can avoid what could be a HUGE loss. 

There is always some way to solve a problem.

Either is totally fair as long as all parties are in the know, IMO.In terms of the different areas, I would recommend just telling each agent (DE and PA) about your concerns and needs for expertise.

Keep in mind, any one can be a QI which has caused some issues with other investors because they may not have the experience and expertise needed to facilitate an Exchange.
