Assuming no permits were required to build this "shed", if I purchased it (regardless of whether it was a composting loo or hooked up to sewer, regardless of whether it was solar powered or hooked up to the grid) Could I rent my shed out, which didn't require permits to build, how could I get my $1.795M shed legal for sleeping purposes.

@Emily Dickens there are several safe harbor rules you can apply - de minimus and also safe harbor for small taxpayers (SHST) where you can write off expenses that you typically capitalize.

Full disclosure, I'm a mortgage broker in CA, and I'm not saying to use me, but for example, I have closed DSCR loans in East Coast states such as CT, MD, DC, FL, GA, DE, NC just to name a few, and don't consider myself an expert in any of them.
