Definitely having paralysis analysis and I feel that once I snag that first deal I will be well on my way !

Two small beachside hotels have come up for sale (see LoopNet) and I would like to know if there are any tools other than CapRate and NOI to help me with deal analysis. 

Curious to hear about how some of you might approach the analysis for deciding whether to sell an inherited single family property or rent it out for income.
