@Rehaan KhanWow...you’re brave for doing it solo.I did one in CA a couple weeks ago with a lawyer.Make sure you know how long you have to keep his possessions for.In my case, since the past owner was on site during the eviction, the clock started ticking.If he wasn’t there when the deputies arrived, I would have had to mail or deliver a notice to him telling him he had x amount of days to claim his items.

Tried to flip it (no go) but held on and rented it .Sold it a year later making (minus all cost) $25,000, We were scared couldn't sell it but my wife saw a realtor on next block who really knew the area and people.. after we listed with her sold it in 30 days, this is after our contract expired from franchise fsbo --promised the world but didn't deliver.
