You only get so many years, months, days, hours, minutes, seconds to do what you want in life so make it count............... : ) Once you start saying NO to everything and YES to specific goals your business will explode.

Nobody counted on the shuttering or moving out of a bunch of manufacturing companies, each of which employed hundreds of blue collar workers with well-paying jobs.

Drive east on Biddle Street sometime and count the board-ups if you want to get depressed.So except for in a few neighborhoods near the water, like Canton, Federal Hill and Fells Point (and you can be sure that Habitat for Humanity isn't rehabbing anywhere near there!) 

As a bartender it was very hard to get a loan because I needed a 2 year history of tips to count them as income.

The bank will count 75% of your new rental income as additional income for your new loan.  

I've heard from the lender and from others on BP that I need to rent for two years until a lender will count rental income.Can someone help me understand this rule better?

If they are all on the same block, that doesn't count, of course.It's all about what you like to invest in. 

The first property I bought at this SEC university for 270k is a 5BR that currently rents for $2750/month and should provide 15-17% cash on cash returns not counting equity from future sale.  

The carry back counts as lien against the property.
