Our new accountant has us now recording it as an installment sale, but since you’re “selling” within the first year of owning it’s still taxed at higher capital gains.For this reason, we’ve been leaning more towards subject to purchase and then lease with option or true rental.The lease with option allows us to write it off as a rental for however long the term is, and then convert to a sale (using contract for deed) that’s taxed at a much lower rate.But I do agree with you!

Drywalled the living, dining and kitchen ceiling and put in crown molding, painted everything, terraced the tiny hilly front yard and landscaped it, converted a nested 'nursery' to a bedroom by adding a closet along the entire wall.

If the contract reads as you say, they may never have originally intended to pay you, and the window is just a cover excuse.One of the clues to me would be their being "furious" (possibly an act) over this.I've seen similar behavior before in other circumstances where they never intended to pay the money they promised.Finding some little fault (personally made up reasons) as an excuse to not pay the entire amount (not just a portion).Or you could just capitulate and put the window in, and then it might be, it's 2 inches too far to left, or the work was not done good enough, or the workmen made too much noise, or the workmen stepped on a petunia in the front yard.But if it is that, and you just put the window in, there may be more made up problems to prevent paying you.When dealing with some people it's best not to sign anything until ALL money crosses the palm.Good Luck!
