I would place $750K in low LTV private mortgage loans yielding 12% and up and $750K in income producing real estate with short term leases than can be adjusted quickly should high inflation become a reality.

I really just want at least a basic site so that when I send out notices to all my old construction clients that I'm now happy to help them with real estate, they'll have a site to go to.

Both purchased pre RE collapse as pre-construction with 100% financing (irrelevant)...I see a large disparity with the prices of certain homes Im looking at, and the potential Section 8 Income.

Hi Kristin,It really depends on what the after repair value of the house is if you intend to wholesale the deal.A typical formula (some adjustments are made for market strength or location) is that a cash buyer is going to want to spend no more than 70% of ARV minus the fix up costs.

Not from a "I'm thinking about being a spec builder" perspective (believe me, I'm not), but from a "how many markets out there have a median price below the cost of construction".

I am a handy guy, and used to do some exterior construction (fences, irrigation, arbors etc) but nothing interior short of repairing stuff at my house.

I now feel like there is some hope for constructing a deal where everyone can get what they want.

All in all, unless large changes occur, I will stick to what I am doing and adjust accordingly with the market changes as they occur.
