On one of my current deals HUD requested my bank to confirm that they actually have pulled my credit score - it's calles a comfort letter and gives the seller more certainty that the deal will go through.

@Stephen Gregory Don't take this as any type of legal advice, and I would be completely open to any confirmation or rebuttal to the following, but I would think that as long as you could get it under contract (to protect yourself) and pay everything owed the county in time (don't forget fees, penalties, interest, etc), you'd be set.

Hi Eric,I'm a fellow newbie and just wanted to send a suggestion for you to gather additional information (beyond the seller's claims ) about  the rental rates in that market and specifically for that property by reviewing the rent rolls and current leases in addition to getting confirmation about the landlord's monthly expenses for the property.

Adam,Good afternoon I would have to agree with Lou, as for us in So California we have found that probate leads are the best motivated seller, as most of the PR( PERSONAL REPRESENTATIVE) for the most part are usually out of town, and they have full authority( meaning no court confirmation) it's like a standard sale, and they want to sell that property as quickly as possible, and go back to their home state.

Your job as a landlord is simply to confirm they are going to be able to be good for the rent, and you have something to go after if they aren't.
