The problem was that it was a Victorian home from the late 1800's, and during the 60's, a prior owner installed cement shingles that were loaded with Asbestos.

Such documentation may include: Closing statement when the property was purchased showing the purchase price; Documentation showing the depreciation allowed or allowable, if any; Documentation for any capital improvements and other increases in basis; and Documentation showing decreases to basis, including any deferred gain from any prior sale(s).

Here is the quick pros and cons on both.Gloucester: Pros - Good tenant pool, strong schools, most houses have public utilities, consider the more desirable area of Sicklerville by the local populationCons - higher taxes, pulling permits takes the full ~21 days, higher home prices, overall thinner marginsWinslow:Pros - Lower cost houses, rental friendly township, strong demand for rentals, slowly up & coming in certain neighborhoods, lower taxes, overall fatter marginsCons - Lots of C and D neighborhoods and lackluster tenant pools, poor schools, the more east you get the more well/oil/septic you find, considered less desirable area of Sicklerville by the local populationBy the numbers both GC and WT have similar rent rolls only off by $100 to $200 depending on the house type, therefore Winslow you will net more but have a slightly riskier houseAgain this is just a general view, you'll want to look at each sub-division as there are massive swings within each twp (Ex: Brittany Woods compared to Cobblestone in GC)

I have attached photos of what I would consider pertinent parts of my purchase and sale contract regarding realtor liability and mediation, as well as the part on risk of loss/insurance that reads something like if there is damage that is returned to it's former condition prior to sale, the Purchaser can accept that or has the option to terminate the contract... as I was not made aware of the damage taking place, I never had the option to terminate the contract, or accept if the condition was returned to it's original form.I emailed my closing attorney and I'm waiting to hear back, as well as waiting to hear back from my realtor as they were going to contact the seller's realtor to discuss this.Is this damage something I definitely should have been informed of?

It is available only for properties being held for investment.They would qualify for the sec 121 primary residence exclusion once they have lived in the property long enough that they can claim residency for 2 out of the 5 years immediately prior to sale.You could certainly enter into an option and cooperation agreement with them that would allow you to pursue the entitlements/permitting you might need.

Realize that if this has been lived in for 10+ years it would probably need some fixup to get a comparable price to recent sales.When I say you're wiped out I mean that your lien and another lien that is junior to the foreclosing mortgage is extinguished.
