So if there's a property A, worth 500k; and generating 10k cashflow; property B is worth 800k and generating 15k cashflow positive; I'd still go for property B.I didn't include SFH because I don't need to buy a super large house and not be able to rent any part of it (I am not keen renting it room by room or sharing common spaces).

On the plus side, they do numerous common repairs, but you must read the contract to be sure it is paid for and you can add "extras".   

The building is in great shape, particularly the common areas, basement, boiler, roof, exterior, electrical, and 3 car garage. 

Zillow's estimates have a 7.5% median error rate, and sometimes even greater in different markets.

Only issue was a call that the NEST thermostat gave an error code and that the cabin was starting to get warm.

Unless you are doing large commercial deals, where up-front fees are common, you should never pay these.

It all seems like common sense until the end of the project and sometimes it isn't.

It is very common and even more common in higher end showers.

The property itself has an ARV of 540k on a low estimate (last sale of this model was 667k, but since then our market has cooled down and the 540k is taking an average of sales over the year for a margin of error).We are looking to acquire the property at 315k, with 85k in necessary renovation.
