If you can find a 3/2 basket case to buy cheap and then put it back together in a cost efficient way, you could flip it after a year or two, then repeat.

Taxes in Buffalo aren’t as cheap as other places but prices are low so decent returns are possible - minimal appreciation of course.   

Not cheap, but in line for what you would pay for legal for those types of entities.
