You´re only 21, so maybe starting families and living in good school districts won´t be on the cards for a while, but either way, there is nothing wrong with renting a modest home/condo for a couple of years while you scale the fixing and flipping until you have enough extra cash to finance your own primary.

While you can pull a profit out of a non-profit, it should be pretty obvious when you write your grant that your main mission is to help tenants and not yourself.You get big enough and can snag 9% T/Cs, you can get a 15% developer fee, so there is that.
