Correspondingly, if the rates fell a little, I would expect it to result in more properties getting listed but the increased availability will throttle price increases corresponding to the rate decline.basically I expect RE prices to perform in the rate decline similar to how it behaved with the rate increase (i.e. not much price change).

It gives you a great low down payment option but it does rely on your personal income and debts.DSCR works better if you don't want to use your personal income and debts, but instead go off the performance of the property to pay for itself.
