All my listing leads come from marketing to distressed home owners, I show up for all of my appointments in my 2005 Cobalt or 2001 Silverado for listings and purchases and for listings my pitch is: A good agent communicates with all parties timely, answers their phone or calls back quickly, follows up with every buyers agent that looks at the house, and does what marketing is necessary.

Why don't you get a 3rd party GC to look at what he did and let the GC tell you what his charge would be for what he did, and it should not be the base what you think he deserves but the right thing?
