If you need a cosigner in order to do a deal, and you are going to manage the deal after the fact, meaning the CS will be responsible for the loan, but be dependant on you to deliver (or he's the fan the excrement hits), they're going to need more than one years worth of CF. 

(this may be a non-issue but depends on your family dynamic)Lastly, I also am a fan of not getting your RE license.

Smoke and tar remediation can be tricky as it gets everywhere including air ducts and even inside ceiling fans.

There are several ski condo's right at the base of Attitash, but also some cool houses not that far away.I am a big fan of self management.

I'm not a huge fan of doors, no slab for patio area, and I'll be painting the exterior for obvious reasons. 

Welcome Marc- Sounds like you have done your research, your method is exactly what I coach my clients to do, so I am a fan- if you buy right, it works like a charm.

Even then, I'm not a big fan of being remote when you can be local.You don't mention in your post where you live.You're in an area that's already growing in Utah you said.
