You will need a good way to estimate these before you invest in anything (and no, 10% on net income is NOT a good way).Also, first and foremost, figure out if rentals are even allowed in the first place and if so, how "renter friendly" they are by looking at how many renters are in the neighborhood and studying the meeting minutes to see what, how many, and how often actions are brought against residence, and for what.
