You may lose the Tenant's portion of the rental rate if they decide to stop paying, but at least you will have the government's portion, which is usually the lion's share of the rent.Lastly, I would make sure that your Tenant screening process is fine tuned.

Screen them, test them, replace them when you must, but build those core four people(Finder,PM,Contractor and Lender) and stick with them.For some of us this is our full-time job so we will do the heavy lifting if you allow us.

I was thinking the only way anyone is going to get a bridge loan of that size for those type of assets is maybe an FHA type loan were the GOVMIT is semi forced into these areas.. for free market investment bankers I can see them thinking the risk is simply to great.. a project that size could never get off the ground as they rehab some units they get broken into and trashed before they finish the place.My friend used his cash to buy the one I mentioned.. and promptly lost 500k...
