Now that I finished building my house, my second baby was born in June and my other son started kindergarten I have time to write an almost weekly blog (every 10 days) on BP about Architecture + Development on my 40 minute bus ride to work.

The reason I say it is dead is it isn't accomplishing anything as equity...like it would be if it was liquid, and not trapped in the property.Like I said earlier, equity isn't bad, it just isn't alive. 

@Scott Smith can speak better about the Series-LLC, but I would say the fact it was not tested in court is more of a FOR testimony than against, given the long duration now they been adopted (born in 1990 with the Delaware Business Trust act, in Texas since 2009). 

I have seen a lot of self managing landlords do this and fall into the landlord owner trap. 

If the issue came down to education, the internet would have solved most of the debt trap issue, but it hasn't.
