I know the neighborhood really well, I live 3 blocks away and own couple rentals as well but never done a flip/remodel.

The house is located in a highly sought after area one block  North of Old Littleton, Colorado.  

But it needs to be morbidly obese.Run 3 circles around the block butt naked.

If you're looking to venture out of Miami just be careful to know the new neighborhood block by block before investing.

I've been witness to a few situations where subject properties a few blocks from each other have noticeably different crime stats.

My main pain point at this time is shortening my learning curve via good resources and effort, then getting a few deals done.
