If it's someone that your closer has had direct experience with on numerous occasions you can start to feel like they'll be legitimately what you'll need.

I would frame it as someone who is looking to add to their portfolio and ask if the realtor has any canceled listings in the price range of BLANK to BLANK (your home price in the middle) and just count the number of canceled listings you can find out about.
