Just make sure you really understand the terms - I'd run it by a lawyer or CPA or even just folks here on Bigger Pockets, before you sign anything.Long term, assuming you can find decent tenants who pay the rent on time, respect the place, and stay there for a while (and it sounds like you can), this could be good for you.
