Based on experience so far I don't think that would be cost effective. 

Are these numbers drastically different based on location?

Pre-approval for a Mortgage means you are approved for a total amount of added debt based on the monthly payments you will have to make to pay off that debt.  

With 2 large universities and 2 fast growing, accredited colleges in a 10 mile radius this is pure rental market, and let me tell ya its fantastic. 

Still very useful tool and all you have to do is look how high above or below the zestimates comparable homes are listed for to give you a good base to start with.As far as forecasting values, never make a decision on this hearsay.

Hi Cincinnati BPers - I'm based in the Boston area, but will be in Cincinnati the week of October 17-22 visiting family.

However based on the photos I have seen, there are minimal repairs necessary for the property, and as result I do not know if my end buyer will be able to use hard money financing for the project.
