Since you owe $76K, even 1900 square feet at $45 sf is barely enough to get you out without bringing cash to closing.

What I have to figure out is, how to tastefully detail out my experiences without offending any of the participants that make up the lessons learned.

There's several locals that participate on this site.

I'm not sure what arrangements are made in Cali but I'm sure the RE Broker participates in that brokerage transaction, they can't just hang out a shingle to originate loans.I suggest you read the Act itself as it pertains to dealers and residential properties and the rulings by the CFPB.

I will admit, though, the PCAs I've received in the $1500 range are barely worth the paper they are written on.
