If so, what's an ideal way to approach the situation in order to move forward?

I have opted for this approach as opposed to the no money/no credit/no job/ help me seller finance stuff. 

They are not just concerned about whether you would win if someone came back to challenge the title, They are concerned that it will cost them to defend the title even though they know they will win. 

Carriers and tower companies will approach you if you have a good location. 

I do not have a real estate license (which I have learned makes it slightly more challenging in Ohio for wholesaling, but maybe not with double closing?).

Now Some are tedious and time consuming just not mentally challenging .

That’s exactly my challenge is trying to determine if its worth the work and expense of getting a judgment against her or not.

Anyone see any drawbacks to this approach?

Timing being one of the most challenging - you'd have to sell all five properties, and buy any replacement properties, within the time limits specified for a 1031. 

Consider creative approaches such as an older home with rental potential on a larger parcel of land that enables you to build "your" portion of the home in the backyard for example.
