You said you are in the process of acquiring this property...how do you know its not under rent control or the existing tenants don't have leasehold for life...more importantly, what if the law does not permit instant exponential rental increases....and how is the court system viewing evictions in your current RE climate.

"As Is" might mean the place is a wreck or that the owner just doesn't want to pay for any repairs.Make sure you check that there are no open violations or permits on this property.Regarding your analysis:Management is low.

Wow, the licensing requirements in FL are much tougher....must take a 60 hours course, must document 3 years of supervisory experience, the “test” is 3 test over 2 days....2 with 4 hour limits, 1 with 8.I’d be surprised if you don’t have to have a licensed electrical contractor for the electrical permit and to do the work.
