Keep in mind that Airbnb's are not allowed in certain places - for example a lot of condo HOAs don't allow STR.Make sure to read the city regulations well and note that it may change drastically in a short period of time!

Know your rents in advance "market rents" so you can gauge your 75% allowance on the deals.If you can find a 2-4 unit by the University or by one of the higher rates school it will help you in the future with renting unit.

Since there are certain sellers that have existing loans with a rate below 4%, I think I can do a mix of cash/take over loans at 4% to allow me to cash flow.
