I’d also pointed out to her, on top of these inconveniences that she’d caused me so far, I still have to live with the consequences that if her brother pass away in the house, under the Calif’s law, I’ve to disclose his death to new tenants and or buyers if it’s within 2 years, though it was not a good time to tell her that, but I don’t know how else to get the point across that I’d to end up with all of such by helping her with this whole thing… another building block added to my experience.

How can this be set up so when we go to sell 1.) we will each get our portion of the profit. 2.) easiest and cheapest way to add title 3.) set up so by adding me to title is not constituted as a gift, in which they will be paying taxes on.

Unfortunately, this man has a huge ego (since he was going to get profits and not a specific amount for his work, he insisted he be added to the deed), and in exchange for setting specific "rules" (ie true budget, time line...) my friend made a more lax contract in exchange for a signed quit claim deed.
