The second property is a recent purchase (just closed this week – woohoo!)

Have a rental property  already.

Hey everyone,I’m looking for advice on an issue I’m facing with my rental properties.

If the cosigner/guarantor owns real estate for example, any unpaid judgement will become a lien on that property and raise the odds significantly for eventually getting paid.If the cosigner/guarantor doesn't have assets like real estate to go after all they are offering you is a promise and last I checked you can't cash a promise!

Background:I am under contract for a 3 unit property and have traditional financing available but have thought about the idea of asking a family member to loan me the money instead.
