The unit is a 2 bed 1 bath with a 20 gallon electric water heater. 

I own a unit at a high rise condo in Brickell with 30 day minimum as the rental restriction and at least a handful of times a year, someone is caught renting their unit on these platforms and gets shut down by the HOA. 

I’m sure it’s probably not a get rich scheme but you could probably earn a solid couple hundred dollars a month per unit once they’re rehabbed.

Some (not all) homeowners policies can be endorsed for a 2 up to 4 family set up where you rent out the other unit(s).

It has been recently introduced and is supposed to put a cap on the cost to install utility hook ups for new construction and ban hedge funds and corporate entities from buying single family homes in California):SB 1210"This bill would, for new housing construction, prohibit a connection, capacity, or other point of connection charge from a public utility, as defined, or a special district, as defined, for electrical, gas, sewer, or water service from exceeding 1% of the reported building permit value of that housing unit.

To put 10% down on a 3-unit you would need to live in the property as it takes 20-25% down for a non-owner occupied 3 unit.

I have looked for cabinet doors a few times when I need to update my rental unit kitchens and for the ones in not so desirable location, I have opted for painting.

I have one unit in Manteca and one in Lathrop.... but I bought both 6-7 years ago.

By rich I mean they completed an application, paid the screening fee and we show that their income is sufficient to cover all of their own expenses plus pay for rent and any damages at the unit we are renting their child.
