Some people like SFH, because they believe that SFH sell faster than multis, but that's not really true here in San Antonio.

That's true @Tim Kavanaugh but I do a lot of investing out of state. 

I have done the BRRRR quite a few times and I have yet to receive a refi appraisal that I believed to be true market value, it is always less.

If it is an up and coming area with a lot of investment, I am going to assume it is not a low-income complex.Generally, new construction is going to demand a higher rent than existing units, but not always true. 

I think for our long-term goals we will stick with trying to find a true duplex. 

By not having legal representation you are basically showing them that this is true.
