@Irving Garcia, I also live in San Diego and love to brainstorm and seek opportunity for a ground up new construction, which is fiercely competitive now days and challenging with an uptick in material cost and scarcity, but a firm believer of old saying “there is way when there is a Will”,,,, I knew of an opportunity in Old Del Mar, just the beginning of the year, that a house with 1,100 SF’ building on an approximately 9,000 SF’ land sold for $2.375m that after demolishing the building could build up to 4,000 SF’ and and potentially sell for $1800 per SF,, although very lengthy and challenging project going through city and coastal permits but at the end leaves respectable margins!

Subsequently, the debtor: (1) moved to reopen her closed bankruptcy case in order to seek sanctions against the servicer for willfully “attempting to reaffirm a discharged debt” in violation of the bankruptcy case’s discharge injunction; and (2) asked the court to direct the servicer to honor the loan modification agreement without requiring her to execute the subordinate note and subordinate mortgage.

I"m seeking to rezone the lots as they are pre-existing, prior to the first zoning codes, which later came in and only granted duplex zoning, so these are legal, non-conforming but can't be converted to separate up/down "condo" sales as lenders won't loan if a structure can't be rebuilt after a catastrophic loss unless its zoned correctly as their collateral is compromised and that is the case in the county where these are located.
