I've seen the whole range of splits on cash flow- from EVERYTHING going to the sponsor after the pref, to a 50/50 split, but the most common I've seen is that the split after the pref is the same as the final sale waterfall (70/30, 80/20, etc)the vast majority of projects I've looked at (including one this morning) state that at sale, the funds are distributed in this manner: 1) payoff of loan 2) payoff of closing costs and other fees 3) payoff of any remaining accrued pref 4) return of capital to investors 4) split between investors and syndicators according to the PPMOriginally posted by @Patrick Maney:I know people frequently structure deals with disproportionate distributions to the sponsor to reward them for their performance.
