I have mixed feelings when things like this happen because I know that I am positioned correctly and that's good, but on the other hand I 'm concerned because if things get too bad then I'm worried about the tenants (even the good ones) going broke and not being able to pay.

That's just flat out irresponsible.Tim, those small properties I don't believe would be something I'd want to live in myself, but you make a good point about researching more and looking for positive cashflow in a rental.

#1 - This is NOT in California.I have yet to find positive cash flow properties here, and that's with 0% expenses :), let alone 50% expenses.I like what I'm seeing... time to see what I can line up on financing.

Rental property usually what you are looking for is positive cashflow, of higher than X (personally, I'd rather include x in an early calculation and see if I got a positive value.

For example, Portland gets rated as being one of the only states with rising numbers in sold prices among other positive things...I get a call from my buddy in Arizona asking me why Portland is the 4th worst in the nation for the same stuff...Propaganda my friend.
