Never pay a non-refundable down payment.Never give money to the seller, give it to an escrow agent to go into an escrow account that is NOT controlled by the wholeseller.Look at everything and verify that everything you want in the house is permitted.The junk, the trash, the stuff all around, know it likely will still be there at the close of escrow...including the 5 dogs and goat and flock of chickens.Check all numbers and do not believe any number without verifying it, wholesellers are not experienced enough, generally, to create accurate numbers.Give the property a real good look an hour before closing and ensure all is what you want.
