I've heard that starting off by doing BRRRR might not be the best way to start since it comes with a lot of problems and with buying and renting it out once you're done with renovation.

Running the Numbers on deals/PITI

I think the issue I’m having is that I’m getting a discrepancy when I’m running the numbers with Redfin info vs lender info (it’s sometimes off ~ $200) so I was just wondering if for every property I analyze should I try to have the lender get the PITI for me for it to be more accurate

Possible to get DSCR for rental and sell home early

You are better off buying with a bridge loan, since you will not have a PPPAlthough you could opt for a DSCR with no PPP, the rate will be similar to a bridge and/or the fees may be higher with a reduced PPP.

Buying residential multi-family unit apartments ( 2-4 units)

Another option if this is strictly for investment purposes, you could try to go DSCR. we have one lender that will allow for 1-4 units (inv. prop solely) who will go as low as 620 fico, but your LTV may be limited to, say, 70%. qualifying would be based on the rents received, not off your $100k income. there are options out there, keep working at it and get a 2nd opinion even on a full-doc loan. hope this was helpful to some degree!
