Average rent for a 3 bedroom in the area is between 900-1300/month. the units are all in good condition and will be receiving some updates once the sale goes through, if it goes through, it will be a cash flowing property even as an owner occupant or at the very very least I'll live for free and have extra money to put away for any issues that may come up.

Using Airdna.co's MarketMinder tool, this property is estimated to have 62% occupancy with an ADR (average daily rate) of $180 which includes cleaning fees.But, for fun, let's say Airdna is wrong and actually you can get $350 ADR with 62% occupancy.

RUBS is a utility billing method that allocates 100% of your property's utility bill to the residents based on an occupant factor, square footage or a combination of both, less a predetermined percentage (determined by you, the owner) of a common area allowance.Hope this helps, GL!

Hi,We have invested so far in Class C, value add type properties and we received an offer to buy a brand new pre-stabilized property where occupancy is just reaching about 85%.I understand that buying a brand new property is a completely different ball game from buying and evaluating an older Class B/C product.
