So, when I choose a market for my investors i do some google searches like "Top 10 cities for the BRRR" or "best cities to hold real estate in", "list of cities with the best real estate appreciation over last 5 years.The choice also depends on your capital. 

I'm just trying to fully comprehend what all of this means...In order to file for an LLC you MUST have an NAICS code listed as a business purpose.  

AirBnb is easier to navigate as a host with regard to the app, but it's still worth the time to list on both.

@Jay A. recommend checking out and comparing their websites, then their management contracts.CHALLENENGE: most PMCs really only list their services on their websites and brag about how they are better than the competition. 

I've also noticed a few listings with retiring owners so I'll be polishing up my seller financing talk track.

I have gotten connected with some wholesalers and am on their mailing lists now for off-market properties, so I'll keep an eye on those to see if the right opportunity pops up.

My latest listing has an applicant wanting a long 3 year lease.
