I have two 1/1s in a high cost mountain resort area, and they have rented out just fine to the right guest profile.

I have enough in savings to pay for it but I keep asking myself should i just sell it and get it off my plate and lose the low interest rate or bite the bullet and do a big rehab and continue renting it out.

I'd just run your numbers on the new development i.e. how much can you get land for, building permits, water/sewer hook-ups, etc. 

nope rentals but that's just based off of Zillow...my point being that state of the investor rental market has changed and to be aware of the competitive landscape, regardless of the type of exchange.

Really excited to start absorbing more knowledge as far as real estate is concerned.Since I'm just starting out, I'm looking to get some general beginners advice on what avenues might be the best for starting my investing journey.

Just tell your insurance company you want to use (the name of your company).We have ‘project managed’ a fire claim before and we did all the painting and replaced the cabinets ourselves.  

I wouldn't necessarily say you would need to increase the rent, unless the lease is already coming up on renewal and is due for an increase anyway.If you have a general application, have the incoming tenant just submit an application that way you can still ensure that they meet the criteria whether it be credit, background,etc... 

It's not just about taking a "big" home and chopping it up into 2/3/4 unit's because done wrong, making for poor layout's, you can actually lower a properties revenue potential and strength vs gaining. 

I do this stuff all day in CA; just didn't know where you're purchasing and where your properties are.
