Just a clean-cut purchase and sale transaction but I found this explanation:https://www.graysystems.com/wp...I know you already know this ;-) but for those reading this that don't know:Always get a title report, always close through escrow (not on your own at the seller's house or a coffee shop), always use a Warranty deed (not a Quit Claim deed), always record the Deed, always get homes owner's insurance, always have DisclosuresI agree that you should not let the seller "hold over" or rent it from you (it causes terrible problems), the seller needs to be "cashed out" and on their way to a new life.Additionally if you are using creative financing, apparently you are not in this case, but if you ever do:Do all of the above & Always get written permission for you to contact the lender, always make the payment on time, be prepared to have the note called just in case.

So when i pressed my CPA on do i get a high-5 for this "donation" to the nation, maybe a coffee mug, a shirt, something, anything, he said "nothing, not even a thanks, and you just send it in, there is no interaction, ever" which lead down a rabbit hole argument of there's gotta be offices, with people, actual human beings one can interact with.
