I'm at a juncture where I have to call the shot.  

06/10/16: Got a call from the original lien holder's lawyer saying they wanted to redeem.06/13/16: My lawyer and I say lien holder has no right to redeem.  

I also like to call and verify their current employment.

So excited to get started AND my Broker is a "Master Negotiator" (at least that is what I like to call him)!!!

To my surprise she said “That sounds fine”.That next morning I called a realtor, listed our house and started looking for properties in Denver, Colorado.Our current residence sold very quickly, and we moved into a single bedroom apartment in an “OK” part of town.

You could ask the neighbor to give you a call if they see the heir clearing out the house.

You can google "We Buy Houses in LI," call bandit signs if you see them, go on Craigslist and seek out ads who are looking for properties, or even post an ad stating you'd like to work with investors to bring them deals and locate investors that way.
