Details:$175k, 8 units, built 1966, $450 each unit rentassume 10% vacancy, 55% expenses, 4% interest rate, 25% down.Before raising the rents (basecase), I get 1.85% monthly rent to purchase price (2% rule)2.33 debt coverage ratio, 10 CAP, 21% cash on cash.All in all, not too bad.

Trends usually don't just end over night (barring some major event) so the data says there are probably 2 years and it would not be unreasonable to assume 3 years of at least some form of positive price movement on the sales side.

Prior to having potential tenants fill up an application form, I get them to read and acknowledge a copy of my "Tenant Selection Criteria" which specifies all these, so they cannot claim ignorance if I ask for such payments when they are selected.
