I would have to be working a good deal more in California and handling a lot more properties if I wanted to enjoy the lifestyle I have where I am located. 

I do this because I believe in a balanced lifestyle and a vacation rental can start to own you really quickly. 

We are now transitioning  to a lifestyle change of a more passive investment strategy.

@Cooper Sewell if it works for you lifestyle I would use that VA loan and get a fourplex for 0% down by house hacking it. 

It's an additional level of regulation to be sure, but I think it elevates the reputation of the city and the lifestyle there - which attracts a higher quality tenant and keeps the slumlords away. 

There is good information on real estate development and changes in laws affecting Airbnb.And they have a great investigate team (they broke the "Healthy Holly" scandal that lead to our mayor getting indicted), so if you support good journalism this is a great place to start.

If you do not like their life style your best approach is to non renew at the end of leases and get a new tenant. 

They believe to have a found a tiny amount of mold, but otherwise no big issues.Tenant calls complaining to property manager, threatening lawsuits and says he's feeling all of these illnesses and it must be because of mold.He says his health is at risk and demands ALL of his money back spent on the property.Because of all the drama over the last few months - they offer him a sweetheart deal because I can't take the stress any longer - ALL of his money back, which is about 4 months rent, all of his deposits back and help in finding him a new place.

Sometimes doing laundry late night like past 11pm.I didn't ask them to reduce the load frequency because I know I have no right to control their lifestyle, and I wasn't experienced enough to add in my lease stating my right to remove the washer if it has been abused.
