Regardless which ever way you go good luck and know you are on the right track real estate cash flow investing is the way to go.

As a general rule both are going to want to know a lot about your qualifiers, as in a track record, and the prospective deal's quality, as those, are the true securing factors for their capital investment.

I still think it's a good value, because it handles accounting (books), website, online application, screening, e-pay, maintenance tracking, tenant portals, etc.

If someone has a long track record of unstable financial history, them paying their rent for a year wouldn't really prove much for me.

I made a similar post about file sharing but now am looking at suggestions where people track finances, in particular their income and expenses.

If you start to give breaks, you end up with policies that are all over the place and a tracking nightmare.
